I'm Being Framed!

I sent an email to my PM yesterday just to give him a heads-up that I will need to have my pre-drywall meeting scheduled for a Friday afternoon because Fridays are slow so taking off work won’t be an issue (the house is 4.5 hours away from me). Well, he emailed me back and said that he was looking at October 4th …which is only a week and a half away. I’m so excited! I knew that framing was underway, but I guess I thought it would take longer. I didn’t expect to be scheduling the pre-drywall meeting until the middle of October.

My loan officer said that the most recent closing update she received is for November 27th.  The initial contract says November 7th, but I was told at the pre-construction meeting that it would most likely be November/December because of all the rain we’ve been having. Yet if we’re doing the pre-drywall meeting at the end of next week then I’m thinking November 27th might be right. As crazy as this will sound, I was hoping the house wouldn’t be ready until December. ---Correction, I was hoping not to close on the house until December, and that’s simply because I can’t move into it until then, and I really wanted to savor that “no rent /no mortgage” month. If we close in November then my first mortgage payment will be due in January, but if I’m still in my current house until the middle of December then I won’t really get to reap that benefit because we’ll pay partial rent in December and then jump right into the mortgage on the 1st of January. Oh well…. If we do end up closing on the 27th of November then I guess I’ll spend Thanksgiving weekend painting---that will be fun (I think).

Well, here are a couple of pictures (here is 1 picture---the site doesn’t seem to want to upload the others) my realtor sent me of the lumber that was delivered. I’ll post my thoughts about the pre-drywall meeting along with pictures of the experience next week.

Problem Solved....I Won!!!

I receive a response to my email to the SR today. She said she didn't send any correspondence to Navy Fed and that the mix up may have come from Ryan's Settlement Administrator who was not aware that I had chosen to use a different Settlement Agent. So she (the SR) quickly sent an email to the Settlement Administrator notifying her of my choice. So all is well....I may not be their favorite customer, but it's okay--I'm there to build and buy a house, not make friends. The bottom line is what I care the most about---and the bottom line is I'm going to save money by not using their preferred attorney. Perhaps we'll use that money to buy the French door refrigerator I want :-)

Life is good....I'm happy

Settlement Agent Drama....I'm Not Going Down Without a Fight!


So I received an email from my loan officer asking me to clarify who the Settlement Agent would be since she received one name from me and another name from the SR at Ryan. I was pretty ticked off because I have made it clear that I do not want to use Ryan’s preferred agent because their fees are nearly double what I’d pay elsewhere.

This process has been both exciting and frustrating. I don’t have the best relationship with my loan officer—Navy Fed’s loan officers lack customer service skills. Whenever I email my loan officer it takes days to get a response, and it’s almost impossible to reach her by phone. Whenever, I do speak to her she is such a witch (you know she’s really the other word) that she ends up ruining my whole day. In fact, if it weren’t for the low rates and costs Navy Fed offers I would have financed with someone else.  I liked the loan officer that I was working with through NVR (Ryan’s financing company), but their fees were outrageous! They charged $71 for a credit check whereas Navy Fed only charged $11. That’s a big difference! They were offering $3000 toward closing cost, but when I looked at what they were going to be charging I saw that they weren’t really giving us anything, and since Navy Fed was offering $2500 toward closing with not nearly as high fees, the choice was easy.

Now Ryan is trying to make me use their preferred Settlement Agent….Well, it will not happen without a fight! They are going to have to show me something in the contract that I signed that states I have to use their preferred attorney; otherwise, they can forget it! I’ve done my homework and their Settlement Agent is charging nearly double what their competitors are charging. I’m convinced that there is an incentive that Ryan will receive for going with that agent because they seem to be persistent about using him. Well, it’s like I said, “it won’t happen without a fight!”

I probably seem like a difficult customer to them —I didn’t go with their financing company and now I’m fighting them on the Settlement Agent. I’m sure most people probably don’t go against the grain, but I don’t care what they think about me. When it comes to the financing portion of this experience I will not compromise! Ryan has millions of dollars WE DON’T so I’m watching how every penny is spent, and I refuse to put extra money in their pockets!

 

…..I’m going to try to calm down and wait for a response to the email I sent the SR (She’s out of the office until tomorrow). We’ll see what she says….

Living in Jacksonville and building in Charlotte :-(

It's kinda frustrating living so far away from where the house is being built (4.5 hours). I have to rely on my realtor and the sales rep from Ryan to send me pictures. The picture I posted previously was a picture the sales rep (Amy) sent me. The following pictures are from my realtor....they are good pictures but I would like a far-shot that shows how much space there is between me and my neighbors. I would also like to see the amount of back and side yard space we will have before my husband clears the rest of our land.

So I'm grateful for the pictures but I really wish I could see it in person---well, I could but who wants to drive 4 and a half hours each way!? Forget that!!!---I'll just have to wait for the pre-drywall inspection to see it in person.
